Strata Building Manager (Boutique Residential Strata Building)

We are a self-managed, boutique strata corporation located in Downtown Vancouver. We are seeking a dedicated and proactive Building Manager to join our team and help ensure our building continues to be a safe, functional, and enjoyable place to live.
Position Overview:
The Building Manager will oversee the daily operations, maintenance, and resident services of our strata building. This is a hands-on role that requires a mix of administrative, maintenance, and customer service duties. The successful candidate will report directly to the Strata Council and work collaboratively with contracted service providers.
Key Responsibilities:
Conduct daily and weekly building walkthroughs (interior/exterior), identifying and addressing issues proactively
Coordinate and supervise contractors and service providers (cleaning, maintenance, elevator service, HVAC, plumbing, etc.)
Supervision of 1-2 employees who perform security and cleaning
Perform light building maintenance (e.g., minor repairs, replacing bulbs, touch-up painting)
Manage building access (entry fobs, intercom updates), parking assignments, etc.
Ensure bylaws and rules are enforced in a respectful and consistent manner
Act as the primary contact for residents' concerns and service requests, delivering excellent customer service
Maintain accurate records of building issues, inspections, and maintenance activities
Assist with strata meeting preparation and reporting
Support the Council with vendor relations, quotes, and building projects
Respond to after-hours emergencies when required
Qualifications:
Minimum 5 year of relevant experience as a residential building or strata manager
Knowledge of strata governance and operations (experience working with a Strata Council is an asset)
Keep the Strata Council up to date on Strata issues and regulations
Strong interpersonal and communication skills
Basic knowledge of mechanical systems and building operations
Proficiency in Microsoft Office and comfort using email/text communication
Strong organizational and problem-solving abilities
Ability to work independently and take initiative
Physically able to carry out building inspections (stairs, rooftop, exterior grounds, etc.). Minor handyman or maintenance background
