What this job involves: Oversees the daily operation of site HVAC/HVAC-R, utilities, and other systems including water and steam. This role focuses heavily on maintaining, troubleshooting, and repairing facility equipment across all systems. A high percentage of hands-on work is expected. Candidates should demonstrate technical expertise in HVAC-R maintenance & troubleshooting, with multi-skill capabilities in areas such as pipe fitting/plumbing and electrical work. Strong mechanical and electrical abilities are required, along with willingness to work across trades as needed.
What your day-to-day will look like:
- Manage and maintain air handling equipment, including air filters, DP monitoring, and air balancing.
- Respond to and resolve all alarms.
- Monitor, adjust, and maintain various systems including heat exchangers, HVAC, centrifugal chillers, cooling towers, VAV systems, electrical systems, emergency backup systems, and hot water systems.
- Perform maintenance and repairs on boilers, ventilation systems, hot water heaters, pumps, valves, piping, and filters.
- Analyze system operations, identify issues, and implement corrective actions.
- Install and repair plumbing, piping, tubing, and electrical components (under Senior Electrician guidance).
- Maintain and troubleshoot VFDs on HVAC units and pumps.
- Manage utility substation HV switching and monitor site load distribution.
- Perform routine facility repairs (e.g., sheetrock, patching, caulking, painting, lock repair)
- Operate various tools and equipment related to the trade.
- Understand and complete job-related work permits and Job Hazard Analysis.
- Work while wearing appropriate PPE.
- Order materials as needed.
- Operate man lifts, scissor lifts, forklifts, and be respirator fitted.
- Work at heights and in confined spaces.
- Maintain compliance with relevant state, county, and city regulations.
- Document work performance and materials procurement.
Physical Job Requirements:
- Ability to lift 50lbs, bend, and move safely to perform job tasks
- Operate electric hand tools, work on ladders, carry tools and heavy loads
- Work outdoors in various weather conditions
- Navigate tight spaces (closets, crawl spaces, attics, vaults)
- Perform overhead work and work at heights
Work Schedule: Dayshift, Monday - Friday
Desired Experience and Skills:
- Experience with Siemens or Allen-Bradley BAS systems.
- Trade license, apprenticeship, or equivalent trade experience/vocational certification.
- Customer service skills in a client-facing environment.
- Team player with strong interpersonal skills.
- Proficiency in computer systems, including Microsoft Office and Outlook.
Required Skills and Experience:
- 5+ years experience with commercial building systems, specifically including refrigeration components.
- Universal EPA 608 certification (Refrigeration).
- Ability to perform job functions with minimal supervision.
- Fluent in English with strong conflict resolution and communication skills (both oral and written).
