Job Summary

The Residential General Contractor will be responsible for overseeing all aspects of our high-end residential construction projects, ensuring they meet code compliance, quality standards, and client expectations. This role requires strong interpersonal skills, in-depth knowledge of building codes and enforcement, and bilingual communication (a plus). The ideal candidate will have experience managing subcontractors, budgets, and project timelines, while ensuring strict compliance with all safety and building regulations. Will oversee 30 to 40 homes per year.

Key Responsibilities

• Project Oversight: Manage and execute all phases of residential construction projects from planning to completion.
• Code Compliance & Enforcement: Ensure all projects strictly adhere to local, state, and federal building codes.
• Subcontractor Management: Hire, schedule, and oversee subcontractors to maintain efficiency and high-quality work.
• Budget & Cost Control: Develop and track project budgets, negotiate contracts, and identify cost-saving opportunities.
• Permitting & Inspections: Obtain necessary permits, schedule inspections, and ensure all work passes compliance checks.
• Client & Vendor Communication: Serve as the primary contact for clients, vendors, and suppliers, maintaining strong relationships.
• Safety Enforcement: Implement and enforce OSHA and workplace safety standards on all job sites.
• Problem-Solving: Identify and address construction challenges, delays, or quality issues with proactive solutions.
• Time Management: Demonstrates proven ability to execute construction projects within established schedules and critical deadlines while maintaining quality standards.

Qualifications & Requirements

• Experience: Minimum five years of experience as a Residential General Contractor (luxury home experience preferred).
• Education: High school diploma required; bachelor’s degree in construction management or related field is a plus.
• Licensing: Must hold a valid General Contractor’s License in Georgia.
• Certifications: OSHA 30 certification preferred.
• Technical Knowledge:
  • Extensive knowledge of residential building codes and code enforcement processes.
  • Proficiency in reading and interpreting blueprints, architectural plans, and contracts.
• Interpersonal Skills:
  • Strong leadership and conflict-resolution skills.
  • Excellent verbal and written communication with clients, subcontractors, and city inspectors.
  • Bilingual (Spanish/English) preferred to communicate effectively with diverse teams.
